All investors interested in developing on the coast should ensure their proposals are in accordance with:

- the Ayrshire Joint Structure Plan;

- the relevant Local Plan (North Ayrshire Local Plan (excluding Isle of Arran) (adopted 2005), and Isle of Arran Local Plan (adopted 2005).

Specifically, Policy ENV 8 in the mainland Local Plan (Policy ENV 9 in the Isle of Arran Local Plan) relates to development on the coast and the accompanying settlement maps detail which areas are classified as either "developed", "undeveloped" or "isolated" coast, as referenced in ENV 8/9. A proposal's accordance with this coastal policy does not mean that permission will be automatically be granted. Depending on the nature of the proposal, other policies within the Plan will be relevant in determining the application (for example those relating to design, access, visual impact, flooding risk etc).
